Plan Exclusions

ServicePlus will only cover the cost for a repair or replacement caused by damage due to everyday wear and tear. Unlike some companies, ServicePlus does not cover pre-existing conditions. To qualify for coverage, you must live in a single-family home, new construction home, condominium, townhome, or mobile home. If your property is over 5,000 feet or you live in a multi-family residence, ServicePlus may require you to pay additional fees. In addition, ServicePlus does not cover commercial properties or residences used for business purposes.

ServicePlus Home Warranty Plan Pricing

With available discounts, ServicePlus Home Warranty charges affordable premiums and fees compared to its competitors. Pricing for our review is based on a single-family home under 5,000 square feet in Austin, Texas. Given this information, ServicePlus’s Gold plan costs $37 per month or $419 per year. If you prefer its Platinum plan, the price rises to $43.67 per month or $499 per year. In addition, ServicePlus charges you a fee for each service request. At $75 per visit, its service fee ranks on the cheaper end of the industry standard of $75-$100 per visit.

How to file a claim with ServicePlus Home Warranty

If you wish to file a claim, you can contact customer service 24/7 at 800-545-0402. Alternatively, you can log into the MyAccount portal and submit your request online. Once ServicePlus receives your service request, it will contact an authorized service contractor within 2-4 business days. ServicePlus requires you to pay the service fee before any scheduled appointment.

Unfortunately, ServicePlus does not guarantee to replace a broken item with equipment of similar dimensions, color, or brand. In addition, it caps the amount it will pay per appliance or system per term. While it limits most appliances and systems to $500 or $1500 per term, some features are subject to special limits, including these:

  • Central vacuum: $200/term
  • Ceiling and exhaust fans: $400/term
  • Septic tank pumping: $200/term
  • Refrigerator ice maker: $200/term
  • Free standing ice maker: $200/term

Is ServicePlus Home Warranty Legit?

ServicePlus is a relatively young company, founded in 2016 in Edison, New Jersey. ConsumersAdvocate.org gives the company a rating of 4.4 out of 5 stars. In addition, Homewarrantyreview.com chose ServicePlus as its “Best in Service” winner for the 2021 Home Warranty Awards based on its customer satisfaction rates. However, the company is not accredited with the Better Business Bureau. Worst of all, the Pennsylvania Attorney General filed a motion in 2020 to sue the company under its former name, Total Home Protection, for deceptive selling practices.

What’s Unique About ServicePlus Home Warranty?

Unlike many other home warranty companies, ServicePlus includes sump pump coverage with its basic packages instead of making you purchase it separately. New customers that pay for a year’s worth of coverage upfront can qualify for up to $200 off either package. In addition, ServicePlus will throw in an additional 2 months of coverage and free limited roof leak coverage at no extra cost.

Help and Support

If you need to file a claim, support is available over the phone 24/7. Customer service representatives can also answer queries via email at info@serviceplus.com. ServicePlus encourages people to submit inquiries via its website. Simply provide your name, email address, phone number, zip code, physical address, and the nature of your request, and a customer service representative will follow up with you as soon as possible. Existing customers can log into the MyAccount portal to track the status of a claim or review their policy. In addition, ServicePlus features FAQs and blog articles on its website concerning basic home maintenance topics.

What about the ServicePlus Home Warranty app?

Currently, ServicePlus Home Warranty does not offer a mobile app.

ServicePlus Home Warranty vs AFC Home

Compared to AFC Home, ServicePlus’s plans charge a higher yearly premium. However, its flat $75 service fee costs as much or less than AFC Home’s fee of $75-$125. They both feature 24/7 phone and online support, and schedule repairs in the same amount of time. That said, AFC Home is better for customers who want flexibility scheduling repairs, as it allows you to work with out-of-network contractors.

ServicePlus Home Warranty vs. Liberty Home Guard

When compared to Liberty Home Guard, ServicePlus could save money for homeowners who qualify for a discount and opt for its Gold plan. However, Liberty Home Guard gives owners the potential to save money on service fees with its rate of $60-$75. Both Liberty and ServicePlus only work with in-network contractors, but ServicePlus does not provide details on how many technicians are in its network. Overall, ServicePlus is better if you want to save money on a limited home warranty, while Liberty is better if you want more affordable full home coverage.

ServicePlus Home Warranty vs. Cinch Home Services

Compared to Cinch Home Services, ServicePlus charges more on average for full home coverage. However, it could save money for customers who live in more expensive states like New York. In addition, it charges less per service visit than Cinch, as Cinch’s service fees can range from $100-$150. Given Cinch’s large network of technicians and low premiums, it's better for most homeowners who want affordable appliances and full home coverage. Meanwhile, ServicePlus is better if you prioritize saving money on service visits.

Bottom Line

Since 2016, ServicePlus Home Warranty has offered home warranty coverage to homeowners nationwide. It offers 2 plans that cover up to 20 of your home’s major appliances and systems. With its available discounts, you can qualify for up to $200 off your annual bill, 2 months of free coverage, and free limited roof leak coverage. While it offers 24/7 customer support, its coverage limits are lower than those of many competitors. In addition, it’s currently under investigation for deceptive selling practices.
