Plan Exclusions

ServicePlus will only cover the cost for a repair or replacement caused by damage due to everyday wear and tear. Unlike some companies, ServicePlus does not cover pre-existing conditions. To qualify for coverage, you must live in a single-family home, new construction home, condominium, townhome, or mobile home. If your property is over 5,000 feet or you live in a multi-family residence, ServicePlus may require you to pay additional fees. In addition, ServicePlus does not cover commercial properties or residences used for business purposes.

With available discounts, ServicePlus Home Warranty charges affordable premiums and fees compared to its competitors. Pricing for our review is based on a single-family home under 5,000 square feet in Austin, Texas. Given this information, ServicePlus’s Gold plan costs $37 per month or $419 per year. If you prefer its Platinum plan, the price rises to $43.67 per month or $499 per year. In addition, ServicePlus charges you a fee for each service request. At $75 per visit, its service fee ranks on the cheaper end of the industry standard of $75-$100 per visit.

How to file a claim with ServicePlus Home Warranty

Once ServicePlus receives your service request, it will contact an authorized service contractor within 2-4 business days. ServicePlus is a relatively young company, founded in 2016 in Edison, New Jersey. ConsumersAdvocate.org gives the company a rating of 4.4 out of 5 stars. In addition, Homewarrantyreview.com chose ServicePlus as its “Best in Service” winner for the 2021 Home Warranty Awards based on its customer satisfaction rates. However, the company is not accredited with the Better Business Bureau. Worst of all, the Pennsylvania Attorney General filed a motion in 2020 to sue the company under its former name, Total Home Protection, for deceptive selling practices.
