Plan Exclusions

ServicePlus will only cover the cost for a repair or replacement caused by damage due to everyday wear and tear. Unlike some companies, ServicePlus does not cover pre-existing conditions. To qualify for coverage, you must live in a single-family home, new construction home, condominium, townhome, or mobile home. If your property is over 5,000 feet or you live in a multi-family residence, ServicePlus may require you to pay additional fees. In addition, ServicePlus does not cover commercial properties or residences used for business purposes.

With available discounts, ServicePlus Home Warranty charges affordable premiums and fees compared to its competitors. Pricing for our review is based on a single-family home under 5,000 square feet in Austin, Texas. Given this information, ServicePlus’s Gold plan costs $37 per month or $419 per year. If you prefer its Platinum plan, the price rises to $43.67 per month or $499 per year. In addition, ServicePlus charges you a fee for each service request. At $75 per visit, its service fee ranks on the cheaper end of the industry standard of $75-$100 per visit.

How to file a claim with ServicePlus Home Warranty

If you wish to file a claim, you can contact customer service 24/7 at 800-545-0402. Alternatively, you can log into the MyAccount portal and submit your request online. Once ServicePlus receives your service request, it will contact an authorized service contractor within 2-4 business days. ServicePlus requires you to pay the service fee before any scheduled appointment. 

Unfortunately, ServicePlus does not guarantee to replace a broken item with equipment of similar dimensions, color, or brand. In addition, it caps the amount it will pay per appliance or system per term. While it limits most appliances and systems to $500 or $1500 per term, some features are subject to special limits, including these: 

  • Central vacuum: $200/term
  • Ceiling and exhaust fans: $400/term
  • Septic tank pumping: $200/term
  • Refrigerator ice maker: $200/term

Is ServicePlus Home Warranty Legit?

ServicePlus is a relatively young company, founded in 2016 in Edison, New Jersey. ConsumersAdvocate.org gives the company a rating of 4.4 out of 5 stars. In addition, Homewarrantyreview.com chose ServicePlus as its “Best in Service” winner for the 2021 Home Warranty Awards based on its customer satisfaction rates. However, the company is not accredited with the Better Business Bureau. Worst of all, the Pennsylvania Attorney General filed a motion in 2020 to sue the company under its former name, Total Home Protection, for deceptive selling practices. 

What’s Unique About ServicePlus Home Warranty?

Unlike many other home warranty companies, ServicePlus includes sump pump coverage with its basic packages instead of making you purchase it separately. New customers that pay for a year’s worth of coverage upfront can qualify for up to $200 off either package. On time and professional and did really good work in a reasonable amount of time. When we called they answered the phone in a timely manner and were professional on the on the phone. Set up the appointment and were on time, as well.

Do not stock commonly-used parts. Technicians are usually well qualified and volunteer alternative solutions, if necessary.

They are easy to use but they want a different ticket for EVERYTHING. For example, we had a leak somewhere around the tub which turned out to be the spigot and the drain. We had to call for a separate work order for the drain, which meant the plumber had to come back later for the second leak and we had to wait!

I gave Total Protection this rating because it is the best home warranty company that I have seen this far. It is hassle free, it's definitely easy to use and it alleviates the burdens of worrying about trying to pay high costs to get things repaired.

They make me feel safe knowing that if there is a repair, it won't cost me an arm and a leg to pay for it. One technician we had was not great, but for the most part their contractors are good.
